MFC is a one-person chimney sweeping company. Thank you for both your patience and understanding in waiting for a response when using the messaging feature, as I'm usually unable to reply or return phone calls until the end of the day. Being a one-man shop, Mt Freedom Chimney specializes in service and maintenance, not repair projects.
Chimney sweeping starts at a $179.00, and all appointments require a $29.00 retainer (credited to the final cost).
MFC is not a licensed plumber who can service gas fireplaces, does not perform work on commercial property, or service food-grade applications (pizza ovens, restaurants). MFC cannot accommodate same-day emergency services.
MFC is not available for hire or subcontracting by realtors, general contractors, other home service/repair companies, or home purchasers, and is only available to the current, private homeowner.
For a possibly faster email reply while I'm on the road during daytime hours, you can send an appointment request as opposed to calling the office. Photo submission is required for new clients, and examples are shown below. Please specify chimney type based on the below examples. Seasonal restrictions apply.
Masonry Open-Faced Fireplace
All appointments require a retainer, and is credited to the cost of the appointment.
Retainers are to be submitted by no later than 6pm the day after a time/date has been assigned. If not paid by this deadline, the appointment time/date will be assigned to the next caller. Retainers are fully refunded for cancelations or credited to client-requested reschedule, so long as the MFC office is notified no later than 12pm the day prior to an appointment.
All chimney sweeping appointments include a level-1 inspection, performed in accordance with NFPA-211 standards, and cross-referenced against the current edition of IRC building code. Wood-burning applications cannot be used within 48 hours prior to an appointment to allow for adequate cool-off time. Chimney sweeping is performed on a per flue basis, not per chimney, as one chimney may house multiple flues for multiple appliances. Seasonal and weather-related restrictions apply.
Performed from indoors. Roof access is not required. Servicing for sealed gas inserts require a licensed plumber.
Performed from both indoors and on your roof. Roof access is required, and is seasonally available.
Dryer appliance must be function, and connected to a duct which exhausts outdoors (with the exception of venting outdoors on ground level, not performed during winter).
Level-2 camera inspections for the sale of home and property is a not a provided service.
Minimum service charge for all appointments. A level-1 inspection is conducted in accordance with NFPA-211 standards, and deficiencies are cross-referenced against IRC building code.
Inspection service required when: converting from oil to gas, replacing a home-heating appliance (furnace or water tank), or converting a fireplace from wood to gas. The pass-fail certificate is to be attached to municipal plumbing or mechanical permit for the HVAC work being performed.
Dryer vent servicing and fireplace inspection. If chimney sweeping is required for the fireplace, minimum price is increased to $219.00.
All caps are comprised of UL-listed stainless steel, and are guaranteed for life against rust and corrosion (not performed during winter).
Top-sealing damper "cap" which takes the place of the original damper located in the throat, above the fireplace opening (not performed during winter).
Estimates are remitted on a case-by-case basis, and only for home-heating appliance chimneys and free-stranding wood-stove chimneys.
Some instances will result in appointment termination and a service charge (discovery of live embers, snow-covered driveway, misidentification of an unserviceable chimney appliance due to no photo submission, dirty home renovations, etc). The $29 retainer will be credited towards the service charge, and the remaining $70 balance due at the end of the appointment.
No reply upon arrival: the $29 retainer will be credited towards the service charge, and an invoice for the remaining $70 will be left in the mailbox. Invoices for non-payment will be mailed every 30 with a 10% late penalty days for a period of 90 days, until being forwarded to collections. No-show accounts will be added to the "barred from services" list.
Chimney sweeping services and dryer vent cleaning services are not flat-rate. While infrequent, prices are increased by multiples of $20 capping at $200, depending on ease of access (or lack thereof), negligence of past maintenance, unknown construction defects, etc.
For fireplaces, ash is pushed down into the ash pit (if one is present). Stoves, inserts, and pre-fab fireplaces do not have an ash pit, and ash must be removed to facilitate service and inspection. Ash removal is user-level maintenance. Price reflects cost per 5-gal bucket.
A severe down-draft will cause soot spillage during service, and a heat-gun is placed on the fireplace floor, pointed upwards, to counter it . Occasionally not sufficient, so ladder(s) must be placed to gain access to the chimney top for fan emplacement. Be mindful fan emplacement is seasonal, and winter weather will impact viability. Service may have to be halted until the springtime.
Most chimney sweeping services utilize rotary whip-brush tools, which will damage the damper's cable. Ladder(s) are erected to access the chimney top to extract the cable. Fireplace dampers are extracted for chimney sweeping and most inspections. The hardware connecting the handle to the damper sometimes will seize, not allowing for disassembly. Seized retention pins will be cut with an angle grinder, and a stainless pin will be used as a replacement upon damper reinstallation.
This style of fireplace grate is integral to a glass door set, and is unable to be removed. Its design allows for warm air recirculation when the fireplace is lit. They hinder expedient service by reducing access to floor space and maneuverability.

Accepted methods of payment are: Check, Visa, Mastercard, American Express, Discover, Venmo, PayPal, Zelle, the "online bill pay" feature found here on the MFC website, and exact-change cash. Processing fees are: 4.35% for on-site credit card transactions; 2.70% for website credit cards transactions; 2.30% for PayPal transactions; 1.75% for Venmo transactions. There are no processing fees for check, cash, or Zelle transactions. Cash discounts are NOT offered. The company owner does not carry cash.
NJ LR: 2011-1-SUT prohibits NJ state SALES TAX collection on all forms of chimney maintenance and repair work.
Payment is due upon completion at the conclusion of the appointment. Payments not received are subject to the immediate imposition of 10% interest late penalty, and discounts are forfeited. Interest penalties will be added in 30-day increments until the outstanding balance is paid in full, with the first penalty being imposed the day of the appointment. Payments not received after 90 days are subject to being forwarded to a collection agency.
Payments not received whereas the balance is over $1,000.00; accounts are subject to having a “Notice of Unpaid Balance and Right to File Lien” submitted to the county courthouse, and after the processions of an arbitration hearing, a lien may be placed on the property, prohibiting sale.
Returned check fee is $20.00 per check; non-payment as a result of a returned check will yield a retroactive late penalty.

Notice: Half hour notice is supplied the day of the appointment, and appointment duration can range from 30 minutes to over two hours.
Wait Time: Similar to the cable repairman from the 1990s, arrival times are approximated, and arrival could be earlier or later than estimated. Clients are expected to be available for their appointment, and arrival time can be as late at 7pm. Canceling to rescheduled because it's "too late" the day of an appointment is unacceptable, and service charge will be applied as a second retainer.
Weekends: Held open in reserve for weather-related cancelations to reduce lengthy wait times for scheduled clients who have already waited, but only during the "sweep season" Sept thru Dec, when wait time is four weeks or longer.

Veterans furnishing their Dept of VA identification card will receive $20.00 off their bill for chimney sweeping services. Expired CAC will not be accepted.

MFC is a one-person company, primarily focused on service and maintenance. Large repair projects, stove installations, and inspections for the purpose of the sale of home and property are not taken on.
MFC is not a licensed plumber, and does not perform gas work (i.e. conversions, diagnostics, or repairs for gas fireplace appliances or home-heating systems).
If you feel your chimney requires extensive care, it's best to consult with a larger, repair-based company. I do not receive a finders fee for the referrals listed, and you do not have to mention me by name.

LOCAL SERVICE AREA
Generally, the best time of year for chimney servicing is during the off-season, from April through August. Beat the holiday rush by not waiting until that first chilly night in September to schedule an appointment.
EXTENDED SERVICE AREA
Prices and wait time are subject to increase, especially with greater distances travelled. From the fall through out the holidays, seasonal demand spikes and out-of-county availability is rescinded while local, Morris County appointments are prioritized.
NON-SERVICE AREA
Scheduling and service opportunities are not offered, as the time and travel distance are too great, and that I am only a one-man shop.
