    Price Guide

    Appointment Retainer

    All appointments require a retainer, and is credited to the cost of the appointment.

    $39.00

    Retainers are to be submitted by no later than 6pm the day after a time/date has been assigned. If not paid by this deadline, the appointment time/date will be assigned to the next caller. Retainers are fully refunded for cancelations or credited to requested rescheduling, so long as the MFC office is notified by 8am the day prior to an appointment.


    A text msg with the retainer pay link will be sent to clients after establishing a date/time for an appointment.


    Chimney Sweeping

    All chimney sweeping appointments include a level-1 inspection, performed in accordance with NFPA-211 standards, and cross-referenced against the current edition of IRC building code. Wood-burning applications cannot be used within 48 hours prior to an appointment to allow for adequate cool-off time. Chimney sweeping is performed on a per flue basis, not per chimney, as one chimney may house multiple flues for multiple appliances. Seasonal and weather-related restrictions apply.

    Wood Fireplaces & Fireplace Inserts

    $199.00

    Performed from indoors. Roof access is not required for service, but may be helpful for inspection purposes. Gaining safe roof access is seasonally available. Servicing for sealed gas inserts require a licensed plumber. Servicing is categorized as routine, not emergency.

    Free-Standing Wood Stoves & Home-Heating Systems

    $199.00

    Performed from both indoors and on the roof. Gaining safe roof access is seasonally available. Servicing is categorized as routine, not emergency.

    Oil & Gas Home-Heating System Emergencies

    $299.00

    Based on the professional opinion from a lic'ed HVAC or plumber first. Routine chimney sweeping is not the same service as obstruction removal. Performed from both indoors and on the roof. Be advised, same-day service is usually not feasible, and it's recommended to have the heating appliance chimney annually serviced in the spring or summer to avoid issues. Gaining safe roof access is seasonally available.

    Gas Fireplaces

    N/A

    Servicing is not available. A licensed plumber is required for gas appliance services, diagnostics, and repairs.

    Dryer Vent Cleaning

    $99.00

    Dryer appliance must be functioning, and connected to a duct which exhausts outdoors (with the exception of venting outdoors on ground level, not performed during winter).


    Inspections / Evaluations & Other Services

    Level-2 camera inspections for the sale of home and property is a not a provided service. MFC is not available for hire or sub-contracting by realtors, general contractors, other home service/repair companies, restaurants, or other commercial entities. Services are provided for the private homeowner, and only on residential, single-family property.

    Non-Sweep Eval

    $99.00

    Minimum service charge for all appointments. A level-1 inspection is conducted in accordance with NFPA-211 standards, and deficiencies are cross-referenced against IRC building code (NJ state standard since 1996). There are no free estimates.

    Chimney Verification Certificate

    $119.00

    Inspection service required when: converting from oil to gas, replacing a home-heating appliance (furnace or water tank), or converting a fireplace from wood to gas. This pass-fail certificate is to be attached to the municipal plumbing or mechanical permit for the HVAC work being performed.

    HOA / Townhouse Inspections

    $119.00

    Dryer vent servicing and fireplace inspection. If chimney sweeping is required for the fireplace, minimum price is increased to $249.00.

    Chimney Cap Installation

    $195.00

    All caps are comprised of UL-listed stainless steel, and are guaranteed for life against rust and corrosion (not performed during winter).

    Replacement Fireplace Dampers

    $395.00

    Top-sealing damper "cap" which takes the place of the original damper located in the throat, above the fireplace opening (not performed during winter).


    Price Increases

    Chimney sweeping, dryer vent, and inspection services are not flat-rate. While infrequent, prices are increased by multiples of $20 capping at $200, depending on ease of access (or lack thereof), negligence of past maintenance, unknown construction defects, etc.

    Ash Collection & Removal

    $20.00

    For fireplaces, ash is pushed down into the ash pit (if one is present) during service. Stoves, inserts, and pre-fab fireplaces do not have an ash pit, and ash must be removed to facilitate service and inspection. For applications without an ash pit, leftover ash will be removed as a convenience to clients, as this is homeowner-level maintenance, and the price increase outlined reflects cost per bucket of ash removed.

    Down-Draft

    $20.00

    A severe down-draft will cause soot spillage during service, and a heat-gun is placed on the fireplace floor, pointed upwards, to counter it. Occasionally insufficient, so ladder(s) must be placed to gain access to the chimney top for fan emplacement. Be mindful fan emplacement is seasonal, and winter weather will impact viability. Service may have to be halted until the springtime.

    Top-Sealing Dampers

    $20.00

    Most chimney sweeping services utilize rotary whip-style brushes, which will damage the damper's cable. Ladder(s) are erected to access the chimney top to extract the entire length of the cable, which runs from the top to the fireplace. Extracting a damper cable is seasonal, and winter weather will impact viability. Service may have to be halted until the springtime.

    Damper Handle Retention Pin

    $20.00

    Fireplace dampers are extracted for chimney sweeping and most inspections. The hardware connecting the handle to the damper sometimes will seize, not allowing for disassembly and access. Seized retention pins will be cut off and removed with an angle grinder, and a stainless pin will be used as a replacement upon damper reinstallation.

    Thermo-Rite Grates

    $20.00

    This style of heavy fireplace grate is integral and connected to an equally heavy glass door set, and is unable to be removed. While its design allows for warm air recirculation when the fireplace is lit, they cause excessive sooting, and your chimney will require more frequent and costly servicing. They hinder expedient service by reducing access to floor space and maneuverability of tools and equipment.

    No-Show Clients

    $50.00

    All clients are contacted the day of the appointment with at least 30 minutes notice, and the company owner will still travel to the property after leaving both a voicemail and text message. The company owner will wait on-site for 10 minutes before contacting the client again, and if no reply, an invoice will be left in the mailbox. Scroll down for non-payment info.

    Terms of Service Violation

    An automated text msg greeting with appointment info is sent to clients once an appointment has been scheduled, which contains a link to the page that the red button below brings you to. TOS violation example: discovery of live embers / usage within 48 hours prior to an appointment which terminates service. Scroll down for non-payment info.

    Veteran Discount

    Veterans furnishing their Dept of VA identification card will receive $20.00 off their bill for chimney sweeping services. Expired CACs will not be accepted.

    Terms of Service

    Accepted methods of payment are: Check, Visa, Mastercard, American Express, Discover, Venmo, PayPal, Zelle, the "online bill pay" feature found here on the MFC website, and exact-change cash. Processing fees are: 4.35% for on-site credit card transactions; 2.70% for website credit cards transactions; 1.75% for Venmo transactions. There are no processing fees for check, cash, or Zelle transactions. Cash discounts are NOT offered. The company owner does not carry cash, and change cannot be remitted.


    NJ LR: 2011-1-SUT prohibits NJ state SALES TAX collection on all forms of chimney maintenance and repair work.


    Payment is due upon completion at the conclusion of the appointment. Payments not received are subject to the immediate imposition of 10% interest late penalty, and discounts are forfeited. Interest penalties will be added in 30-day increments until the outstanding balance is paid in full, with the first penalty being imposed the day of the appointment. Payments not received after 90 days are subject to being forwarded to a collection agency.


    Payments not received whereas the balance is over $1,000.00; accounts are subject to having a “Notice of Unpaid Balance and Right to File Lien” submitted to the county courthouse respective of the property's location, and after the processions of an arbitration hearing, a lien may be placed on the property, prohibiting resale.


    Returned check fee is $20.00 per check; non-payment as a result of a returned check will yielda retroactive late penalty(s).

    Notice: Half hour notice is supplied the day of the appointment, and appointment duration can range from 30 minutes to over two hours.


    Wait Time: Similar to the cable repairman from the 1990s, arrival times are approximated, and arrival could be earlier or later than estimated. Clients are expected to be available for their appointment, and arrival time can be as late at 7pm.


    All appointments are weather-permitting. Wet, rainy, snowy weather conditions will result in rescheduling due to risk of damage to carpets and flooring.


    Weekends: Held open in reserve for weather-related cancelations to reduce lengthy wait times for scheduled clients who have already waited, but only during the "sweep season" Sept thru Dec, when wait time is four weeks or longer.


    Chimney Sweeping: All appointments start as a level-1 inspection, conducted in accordance with NFPA-211 standards, and cross-referenced against IRC building code, which has been the NJ state standard since its adoption in 1996 - and chimneys are swept only if dirty enough to require it. Construction defects and violations in building code will be annotated on the invoice.


    Fireplace Grates & Dampers

    I'll remove your heavy and dirty grate after laying down a clean tarp. Pictured above is a Thermo-Rite grate. These are integral to some models of glass door sets, and usually cannot be removed. These may cause the price to increase due to hindered access, additional labor, and time spent.

    Large recirculators and heat exchanger grates (above) obstruct access to the damper, and chimney brushes cannot pass unless the recirculator is removed. These cause the price to increase due to hindered access and increased labor as well.

    Most factory fireplace models have grates fixed in place, against the rear wall, and cannot be removed. These seldom cause an issue in timely service, as there is still an abundance of open space on the fireplace floor. There is no price increase for these variants.

    Electric fireplaces do not burn any type of fuel, and therefore don't vent exhaust into a chimney. Most are stood up against a wall, nowhere close to an actual chimney structure. This means there is no such thing as chimney sweeping for these "appliances," as they're nothing more than bougie space heaters.

    Dampers are extracted for masonry fireplaces. The retaining pin holding the damper handle to the damper blade is removed to gain access to the fireplace's smoke chamber. This is necessary prep-work, and is required to pass chimney brushes into the smoke chamber.

    Occasionally, the retaining pin may be seized, or instead of a pin, a nut/bolt or bent nail will be present. Seized cotter pins and nut/bolt hardware will be cut out using an angle grinder, and replaced with a new, stainless steel cotter pin. Price is subject to increase.

    Replacement of these retention pins is sometimes subject to a price increase due to additional time and labor spent on the service. A functions check is performed after reinstalling all dampers.

    Damper cables for these aftermarket "top-sealing" solutions sometimes have to be retracted from above for fireplace chimney sweeping services. This is performed by accessing the top of the chimney. Price is subject to increase.

    Be advised, a follow-up service post-season may be required if you're scheduling during the winter, if your roof and chimney top cannot be safely accessed. Weather-related conditions will restrict roof and ladder access.

    While fireplaces can still be serviced by means of conventional, static sweeping brushes, occasionally it yields sub-par results compared to the preferred method of rotary sweeping.
